F Phipps is listed at 1091 East 10th Avenue in 1940. The 1940 name section lists Frank Phipps there as the householder, an artist at Grant & Sons, with Francis C Phipps. F Phipps is listed at 1103 East 10th Avenue in 1940. The 1940 name section lists Frank Phipps there as the householder, with Richard H Phipps, a swamper.

R G Phipps, a barrister, is listed at 470 Granville Street in 1940. The 1940 name section lists Sam Phipps at 2115 Macdonald Street, retired. T W Phipps is listed at 2735 Napier Street in 1940. The 1940 name section lists Thomas W Phipps there as the householder, with Edna I Phipps, a stenographer.

R G Phipps is listed at 3564 West 10th Avenue in 1940; the 1940 line is marked *: some member of the family owns the property, to the best of our knowledge (the directory's own mark). The 1940 name section lists Roy G Phipps there as the householder, a barrister, with Gwyneth Phipps, and H Valerie Phipps, a school teacher. R T S Phipps is listed at 1644 West 40th Avenue in 1940; the 1940 line is marked * too. The 1940 name section lists R Theo S Phipps there as the householder, a vice-president at Reed Phipps & Davies.

Today

985 Cardero, 3311 Charles, 1103 East 10th, 470 Granville, 2115 Macdonald and 3564 West 10th still have their buildings from before 1946; 1091 East 10th (1966) and 2735 Napier (1979) have newer buildings, by the City's record; the City no longer lists 1644 West 40th, so that building is probably gone (inferred).

Henderson's and successor city directories for Vancouver, read by us line by line: the street sections for 1905, 1915, 1925, 1935, 1940 and 1945, and the name section for 1930 and 1940 where we've read it (Vancouver Public Library, BC City Directories). Names are shown through 1945, as printed. Close spellings are grouped, as on the house pages, since a family's name was often spelled differently from one year to the next; one name can still be several families, and we join lines only where the first names or initials agree.
