What they did

The name section prints a trade for nine of the twelve: a carpenter (2), a boundary, a driver, an electrician inspector, a labeller and a laborer, among others.

Their neighbourhoods

The addresses are in Renfrew-Collingwood (2), West End (2), Dunbar-Southlands, Fairview, Hastings-Sunrise, Kensington-Cedar Cottage and Victoria-Fraserview. Each neighbourhood's page shows its trades, its people and every street in it, the way the directory printed them.

The story, address by address

The 1940 name section, where each person's work is printed, lists Hubbard (no first name printed) at 1163 Cardero Street. The 1940 name section lists Frank Hubbard at 5648 Dunbar Street, a carpenter. In 1940 the directory lists G W Hubbard at 1426 East 20th Avenue; the 1940 line is marked *: some member of the family owns the property, to the best of our knowledge (the directory's own mark). The 1940 name section lists George W Hubbard there as the householder, an electrician inspector at the City of Vancouver.

In 1940 the directory lists A Hubbard at 3068 East 21st Avenue; the 1940 line is marked * too. The 1940 name section lists Arthur Hubbard there as the householder, a painter, with Irene M Hubbard. In 1940 the directory lists F Hubbard at 2395 East 34th Avenue; the 1940 line is marked * too. The 1940 name section lists Frederick Hubbard there as the householder, proprietor of Star Transfer, with Frederick S Hubbard, a driver at Pony Express.

In 1940 the directory lists A Hubbard at 2062 East 49th Avenue; the 1940 line is marked * too. The 1940 name section lists Arthur Hubbard there as the householder, a laborer at the CPR, with Joan Hubbard, a labeller. In 1940 the directory lists H Hubbard at 2640 East Georgia Street; the 1940 line is marked * too. The 1940 name section lists Henry Hubbard there as the householder, a carpenter, with Constance D Hubbard.

In 1940 the directory lists I H Hubbard at 2204 Granville Street. The 1940 name section lists Isaac H Hubbard there as the householder, a steel worker. The 1940 name section lists Edith Hubbard at 1138 Nelson Street, a boundary at the BC Journal of Commerce.

Today

2640 East Georgia still has its building from before 1946, dated 1930 by the City's record; 3068 East 21st (2010) and 2395 East 34th (1979) have newer buildings, by the City's record; the City no longer lists 1163 Cardero, 5648 Dunbar, 1426 East 20th, 2062 East 49th, 2204 Granville and 1138 Nelson, so those buildings are probably gone (inferred).

Sources

Henderson's and successor city directories for Vancouver, read by us line by line: the street sections for 1905, 1915, 1925, 1935, 1940 and 1945, and the name section for 1930 and 1940 where we've read it (Vancouver Public Library, BC City Directories). Names are shown through 1945, as printed. Close spellings are grouped, as on the house pages, since a family's name was often spelled differently from one year to the next; one name can still be several families, and we join lines only where the first names or initials agree. Many Chinese, Japanese and other residents weren't named by the canvassers, so they can't be listed by name: their houses' pages say where. More family names under H. Want a name removed? Tell us.
