What they did

The name section prints a trade for nine of the eleven: a driver (2), a baker, a clerk, a helper, a laborer and a machinist operator, among others. One is a widow, listed under her own name.

Their neighbourhoods

The addresses are in Hastings-Sunrise (2), Victoria-Fraserview (2), Downtown, Fairview, Grandview-Woodland, Strathcona and West Point Grey. Each neighbourhood's page shows its trades, its people and every street in it, the way the directory printed them.

The story, address by address

In March 1921 F Cocker took out the permit to build a house at 3480 Cambridge Street. In 1940 the directory lists F Cocker at 3480 Cambridge Street; the 1940 line is marked *: some member of the family owns the property, to the best of our knowledge (the directory's own mark). The 1940 name section, where each person's work is printed, lists Frederick Cocker there as the householder, a tinsmith. The 1940 name section lists Percy J Cocker at 2167 Dundas Street, a laborer.

G F Cocker is listed at 3404 Franklin Street in 1940. The 1940 name section lists Garnett F Cocker there as the householder, a driver at Glenburn Dairy. W Cocker is listed at 445 Glen Drive in 1940. The 1940 name section lists Wilfred Cocker there as the householder, a helper at the Burrard Dry Dock.

J Cocker is listed at 1170 Howe Street in 1940; the 1940 line is marked * too. The 1940 name section lists John Cocker there as the householder, a driver at BC Motor Transportation, with John G Cocker. W M Cocker is listed at 7807 Victoria Drive in 1940; the 1940 line is marked * too. The 1940 name section lists William M Cocker there as the householder, a machinist operator at the Province.

Mrs M A Cocker is listed at 7811 Victoria Drive in 1940; the 1940 line is marked * too. The 1940 name section lists Mary A Cocker there as the householder, widow of W, with Oliver Cocker, a baker at Canadian Wind Bakeries. The 1940 name section lists Frank Cocker at 1386 West 13th Avenue as the householder, a shipper.

In 1940 the directory lists C J Cocker at 4533 West 5th Avenue; the 1940 line is marked * too. The 1940 name section lists Charles J Cocker there as the householder, a clerk at the Customs, with Ross G Cocker.

Today

2167 Dundas, 1386 West 13th and 4533 West 5th still have their buildings from before 1946; 3480 Cambridge (1973) and 7807 Victoria Drive (1995) have newer buildings, by the City's record; the City no longer lists 3404 Franklin, 445 Glen Drive, 1170 Howe and 7811 Victoria Drive, so those buildings are probably gone (inferred).

Sources

Henderson's and successor city directories for Vancouver, read by us line by line: the street sections for 1905, 1915, 1925, 1935, 1940 and 1945, and the name section for 1930 and 1940 where we've read it (Vancouver Public Library, BC City Directories). Names are shown through 1945, as printed. Close spellings are grouped, as on the house pages, since a family's name was often spelled differently from one year to the next; one name can still be several families, and we join lines only where the first names or initials agree. Many Chinese, Japanese and other residents weren't named by the canvassers, so they can't be listed by name: their houses' pages say where. More family names under C. Want a name removed? Tell us.
